We are seeking a dynamic and experienced Residential Property Manager to join our team in Canberra. The ideal candidate will be responsible for overseeing a portfolio of residential properties, ensuring efficient operations, tenant satisfaction and compliance with relevant regulations.

Description

1. Portfolio Management:

   • Effectively manage a portfolio of residential properties in Canberra, including single-family homes, apartments, and townhouses.
   • Conduct regular property inspections to assess and maintain property condition.

2. Tenant Relations:

   • Handle tenant enquiries, concerns, and requests promptly and professionally.
   • Facilitate the leasing process, including property showings, tenant screenings and lease signings.

3. Lease Administration:

   • Ensure compliance with lease agreements and property regulations.
   • Coordinate lease renewals, rent increases and terminations in accordance with company policies.

4. Maintenance Coordination:

   • Coordinate and oversee property maintenance and repairs.
   • Collaborate with vendors and contractors to ensure timely and cost-effective resolution of issues.

5. Financial Management:

   • Collect and process rent payments, security deposits, and other fees.
   • Prepare and maintain accurate financial records, including budgeting and reporting.

6. Legal Compliance:

   • Stay abreast of and ensure compliance with relevant tenancy laws, regulations, and industry standards.
   • Initiate legal actions when necessary, such as evictions, in accordance with applicable laws.

Profile

Requirements:

• Proven experience as a Residential Property Manager in the Canberra real estate market.
• Strong knowledge of local property laws, regulations, and market trends.
• Excellent communication and interpersonal skills.
• Organised, detail-oriented, and capable of multitasking.
• Proficient in property management software and Microsoft Office Suite.

Education:

• Bachelor's degree in Business, Real Estate, or related field is preferred.

Certifications:

• Real Estate license in the Australian Capital Territory (ACT).
