Description
Portfolio Management:
- Effectively manage a portfolio of residential properties in Canberra, including single-family homes, apartments, and townhouses.
- Conduct regular property inspections to assess and maintain property condition.
Tenant Relations:
- Handle tenant enquiries, concerns, and requests promptly and professionally.
- Facilitate the leasing process, including property showings, tenant screenings and lease signings.
Lease Administration:
- Ensure compliance with lease agreements and property regulations.
- Coordinate lease renewals, rent increases and terminations in accordance with company policies.
Maintenance Coordination:
- Coordinate and oversee property maintenance and repairs.
- Collaborate with vendors and contractors to ensure timely and cost-effective resolution of issues.
Financial Management:
- Collect and process rent payments, security deposits, and other fees.
- Prepare and maintain accurate financial records, including budgeting and reporting.
Legal Compliance:
- Stay abreast of and ensure compliance with relevant tenancy laws, regulations, and industry standards.
- Initiate legal actions when necessary, such as evictions, in accordance with applicable laws.
Profile
Requirements:
- Proven experience as a Residential Property Manager in the Canberra real estate market.
- Strong knowledge of local property laws, regulations, and market trends.
- Excellent communication and interpersonal skills.
- Organised, detail-oriented, and capable of multitasking.
- Proficient in property management software and Microsoft Office Suite.
Education:
- Bachelor's degree in Business, Real Estate, or related field is preferred.
Certifications:
- Real Estate license in the Australian Capital Territory (ACT).
