Gumala Investments Pty Ltd (GIPL) has an exciting opportunity for a Part-Time role, 25 hours per week, Monday-to-Friday (during school hours) to join the team on a 2 Year Fixed-term contract.
This position is responsible for assisting the Property Manager to maintain Gumala Investment’s housing stock of forty plus properties, in line with Organisational policies and the Residential Tenancies Act (RTA). This is achieved by monitoring rent accounts and ensuring maintenance requests are actioned in a timely manner, and regular maintenance is scheduled according to Gumala’s Property Maintenance Policy
Duties and Responsibilities
- Respond to customer queries regarding accounts, maintenance, and tenancy matters.
- Liaise with Gumala Aboriginal Corporation to facilitate provision of assistance and ongoing support to meet the needs of Tenants.
- Supports Property Manager in the management of tenancies in accordance with the provisions of the WA Residential Tenancies Act 1987.
- Maintain and provide statistics for key performance indicators.
- Support Property Manager to prepare for Strata Management meetings as required.
- Monitor the payment of rent and other charges, including Centrelink and Direct Debit processes; support the Property Manager in counseling tenants in arrears and initiating recovery action.
- Assist the Property Manager in completing property condition reports in accordance with Gumala’s Property Maintenance Policy.
- Assist the Property Manager to organise quotes for refurbishment of properties
Monitor progress of quoted works and provide updates to the Property Manager
- Arrange maintenance and minor works and monitor progress.
- Liaise with contractors and monitor performance to ensure that work is completed within required timeframes.
Eligibility Requirements
- National Police Clearance or ability to get one
- Working With Children Clearance or ability to get one
- Possession of a current WA ‘C’ Driver’s License
- Understanding of WA Residential Tenancies Act 1987
- Strong organisational and multitasking skills
- Well-developed computer skills, particularly using the Microsoft Office suite and CRM databases
- Experience using Client Record Management Systems
- Well-developed time management skills and the ability to prioritise tasks

- Demonstrated experience working with stakeholders to gain outcomes
- Demonstrated experience managing property-related maintenance
- Demonstrated experience in keeping track of a wide variety of tasks and getting things done correctly and on time
- Exceptional communication skills, including the ability to communicate effectively at all levels and maintain confidentiality
- Experience working with Aboriginal culture
