The Role:
As the Residential Maintenance Supervisor, your primary purpose is to oversee and execute the maintenance operations in accordance with the client's 3-month maintenance list. You will be tasked with conducting thorough inspections to identify maintenance issues post handover of the property, determining whether they require resolution by the initial contractor, a third-party contractor, or if they can be rectified directly by you.
Your responsibilities will extend to performing minor maintenance repairs using appropriate materials and tools, ensuring the timely completion and closure of the client's maintenance list. Additionally, you will strive to minimise ancillary costs to the business while maintaining the quality and integrity of the residential properties under your care.
Key Duties and Responsibilities include (but not limited to):
- Carry out onsite inspections as per client's 3-month maintenance list and determine what will be covered under maintenance and what is not
- Conduct and actively contribute to weekly meetings with the Maintenance Administrator to prioritise workflow and maintenance tasks
- Work closely with the Maintenance Administrator to coordinate trades to carry out rectification works
- Carry out minor rectification works using appropriate materials and tools
- Provision of materials when required ensuring that costs to the business are kept to a minimum
- Liaise directly with clients, suppliers and contractors to ensure maintenance is completed in a timely manner
- Consult with Residential Construction Supervisors where required to
- Understand Work Health and Safety principles and ensure safe work practices are followed at all times
- Report to the Construction Manager with an update of maintenance and any on-site issues that arise
- Monitor maintenance budgets and project expenditures
- Prevent fines and work interruptions by complying with industry regulations
- Ensure jobs are documented appropriately via relevant systems as instructed by the business
