Role Overview

As a Senior Transactions Manager, you'll report to the Director of Property and play a crucial role in managing and coordinating activities involved in the identification, assessment, contracting, and eventual acquisition of non-residential properties. This position requires a detailed understanding of commercial real estate asset classes, the property market, financial analysis, and valuation methods. Additionally, you will assist the property team in asset management, including leasing, development, finance, and internal valuations, and leverage your industry contacts to introduce new opportunities to Sentinel Property Group.

Key Responsibilities

Reporting to the Director of Property, you will be responsible for:

Acquisitions

  • Assess properties and make recommendations to the Director of Property and Sentinel MD.
  • Undertake/coordinate due diligence investigations related to property acquisitions, including coordinating consultants, reviewing reports, and making appropriate recommendations.
  • Ensure information memoranda, marketing material for investors, and due diligence information are prepared accurately and on time, continuously improving these documents.
  • Conduct acquisition and disposal transactions and due diligence processes, reporting to the Director of Property.
  • Perform valuation analysis in Excel and valuation software (Forbury), preparing cashflows for existing portfolios and new acquisitions and collecting data into workbook templates.
  • Manage transactions and operate Sentinel Transaction Verification Documents (TVD) for your projects, ensuring timely completion of tasks.
  • Research/Analysis
  • Identify, research, and analyse new property investment acquisition opportunities.
  • Assist in maintaining up-to-date financial performance records for each property within the Sentinel Property Group portfolio.
  • Asset Management
  • Assist in managing property development and capital works projects.
  • Assist in the disposal of properties, including coordinating marketing, engaging sales agents, liaising with prospective purchasers, and assisting in negotiation of sale prices and contract terms.
  • Conduct development/project feasibilities and provide recommendations based on analysis.
  • Conduct bi-annual internal valuations and coordinate external valuations, including reviewing statutory valuations and providing recommendations on objections.
  • Property Leasing
  • Work with the Director of Leasing and the property management team to address issues and action all possible leasing opportunities promptly.
  • Provide guidance to the Leasing department and review/approve lease deals.

Are you someone with?

  • Minimum 10+ years' experience in property transactions or related roles in property or finance sectors.
  • Tertiary qualification in property economics, finance, business or related fields preferred.
  • Understanding of the property market and financial analysis is essential.
  • Proficient in MS Excel, Forbury, MRI and CRM skills, and managing property transactions.
  • Proven track record in relationship building, team oversight, and stakeholder management.
  • Skilled in drafting detailed external communications.
  • Effective under pressure, with strong organisational and multitasking abilities.
  • Highly motivated, proactive problem-solver with strategic thinking skills.
  • Excellent verbal and written communication skills with senior stakeholders.
  • Ability to drive business outcomes with empathy and persuasion.
