We are seeking a Assistant Asset Manager looking to take a career leap forward. Or, an experienced Asset Manager looking for a unique opportunity to work directly with a diverse portfolio of commercial assets across Australia, with a focus on value-add and growth strategies

TASKS & RESPONSIBILITIES

Property Operations Management:

  • Coordinate with property management teams to ensure efficient operations, maintenance, and upkeep of assets.
  • Implement and monitor property improvement projects, renovations, and capital expenditure initiatives.
  • Oversee compliance with regulatory requirements and industry standards.

Tenant Relations and Leasing:

  • Develop and maintain positive relationships with tenants, addressing their needs and concerns promptly and effectively.
  • Support leasing efforts by collaborating with external leasing agents to attract and retain high-quality tenants.
  • Review lease agreements, negotiate terms, and manage lease renewals and expansions.

Financial Analysis and Reporting:

  • Prepare and analyse financial reports, including budgets, variance analysis, and forecasting.
  • Monitor revenue streams, expenses, and overall financial performance of assigned properties.
  • Identify opportunities to enhance revenue and reduce costs through strategic initiatives.

Strategic Planning and Asset Enhancement:

  • Contribute to the development and execution of asset strategies aligned with investment objectives.
  • Conduct market research and analysis to identify emerging trends, risks, and opportunities.
  • Recommend and implement value-enhancing initiatives to optimize property performance and asset value.

Stakeholder Communication and Collaboration:

  • Communicate regularly with internal stakeholders, including senior management, to provide updates on asset performance and strategic initiatives.
  • Collaborate with cross-functional teams, including acquisitions, development, and finance, to support overall business goals.
  • Represent the company professionally in interactions with external partners, including tenants, vendors, and industry organisations.

QUALIFICATIONS & EXPERIENCE

  • Bachelor's degree in Real Estate, Finance, Business Administration, or related field.
  • Previous experience in commercial real estate asset management, property management, or related roles.
    • For Assistant Asset Manager: 5-7 years of experience in real estate investment, asset management, or related roles.
    • For Asset Manager: 7+ years of experience in real estate investment or Asset management, with a proven track record.

Job-specific skills:

  • Relevant tertiary qualifications in Real Estate, Finance, Business Administration, or related field.
  • Strong financial acumen with proficiency in financial analysis, budgeting, and financial modeling.
  • Proficiency in budgeting and forecasting tools, preferably MRI, with extensive knowledge and experience in preparing property income and expenditure budgets on an accrual basis.
  • Strong comprehension of Capital Markets and Property Trusts.
  • Proficiency in Microsoft Office Suite and real estate management software.
  • Proactive approach to improving and implementing systems and processes.
  • Ability to prioritise tasks, work independently, and thrive in a fast-paced, dynamic environment.
  • Knowledge of local market trends, regulations, and industry best practices.
