Meriton’s portfolio in the mixed-use, Retail and Commercial space is growing rapidly and therefore our team is growing to keep up with demand.
We require an experienced Asset Manager – Retail & Commercial to join our Retail team, who will be responsible for providing high quality Asset Management services to enable accurate and informed decision-making for the successful performance of the portfolio.
In this role you will:
- Oversee the accounting and financial reporting process across the portfolio within the Retail and Commercial team.
- Provide financial analysis and modelling scenario’s regarding property valuations and analyze sales data and rent charges to determine occupancy costs and drive income growth across the portfolio.
- Work in collaboration with the asset team to create strategy plans for each asset including leasing, capital works budgets, marketing plans and better place making scenarios.
- Identify, generate, manage and grow new income streams within the portfolio, (i.e. Digital Income streams, CML, and more).
- Responsible for creating annual budgets and reviewing them on a monthly basis with GM including applying any adjustments as required.
- Provide RTRL (right tenant right location) analysis and recommendations for each asset.
- Manage the Outgoings Audit process and complete the annual review of Outgoings estimates for each tenancy in conjunction with Retail Finance.
- Ensure we charge and recover the amount of outgoings expenses from tenants under their lease.
- In conjunction with the Head of Finance, complete a review across all assets to ensure we are maximizing our recovery.
If you have 7-10 years relevant management experience within the Retail and/or mixed-use sector and excellent understanding of the retail act across NSW, QLD & VIC, please apply.
In addition to your years of experience, we are also looking for somebody with strong knowledge of MRI and A/X systems, strong understanding of Outgoings structures and legislation and solid Excel skills.
You will be an excellent communicator, verbally and written, as well as a strong team player, with excellent time management skills and able to work under pressure to meet deadlines.
Due to the nature of this role, only candidates with full working rights for Australia will be considered. You will need to consent to a Police Check in order to be eligible for this role and you must be able to work full time hours in our Head Office in Sydney CBD. You also need to provide us with a copy of your Real Estate License or your Certificate of Registration.
