About the role
The Infrastructure and Operations Division is custodian of over $6B in infrastructure assets across portfolios of: Transport, Stormwater, Open Space, Water, Wastewater, Waste, Cemeteries, Coastal, Buildings and Facilities assets. The management of these assets requires a large capital renewals program comprising hundreds of various sized projects annually. In addition, continuing growth of the city drives the need for new infrastructure or upgrades to existing infrastructure.
In this role you will maintain a database of council owned and controlled leased buildings and facilities, and licences including interests and orders over the land.
You will also review tenure applications and coordinate their assessment with all stakeholders and advise, negotiate and coordinate prospective tenures and prepare, maintain, and monitor lease and licence agreements to ensure compliance by both parties, and assess and arrange renewal of agreements and effectively manage arrears in rent.
About you
To be successful in this role you will require Tertiary qualifications in Property or Real Estate, or extensive experience in Commercial Leasing within the Real Estate industry along with a strong understanding of leases and the ability to interpret leases, licenses and property documentation. You will need a current “C” class drivers’ licence.
You will have strong interpersonal and communication skills to liaise and negotiate terms with key stakeholders and community groups and other professionals in the property management area and have competent written communication skills with the ability to prepare correspondence and documentation to a high standard, utilising relevant computer packages, including Microsoft Word and Excel.
You will have a high level of competency in time management, organisational management skills with the ability to prioritise concurrent activities to meet deadlines and knowledge of building compliance and leasing legalities associated with the relevant Queensland legislation. You will also have a demonstrated level of property management skills including preliminary investigations, interpreting drawings and plans, financial management and reconciliation and analysing rates and charges along with experience in the management and coordination of a range of minor and medium scale works on leased buildings.
An understanding of Local Government property matters including property management, sales, leasing, governance, legislation in particular crown land and retail leases legislation, systems and procedures would be highly regarded.
