Estimator: Commercial (Fitouts)

This role provides the right applicant with an attractive salary package (dependent on prior experience), a phone and computer, and flexible working conditions.

The Role:

This role is currently offered three days per week, with the potential to increase to full-time employment for an excellent candidate. The role will be tailored to your preferred working style – flexible hours, work from the office and from home.

Based at our Head Office in Kent Town, the Estimator: Commercial (Fitouts) is responsible for the collation, estimation and submission of selected commercial tenders within the Adelaide market.  Successful tender outcomes and project requirements in the front end will be entirely managed by you, in collaboration with the Company Director.  Our company specifically focuses on commercial fit-out and refurbishment, ranging from minor packages up to the value of $1m.

This role requires a professional and pragmatic attitude towards business, and an individual who is both strategic and commercially minded. You will have a systematic approach to completing tasks and have the motivation to ensure the highest quality outcomes are achieved.

The Duties:

• Work efficiently and autonomously to manage tenders in entirety and proactively maintain an understanding of suitable tender opportunities available.
• Comprehensively understand and interpret building plans and project specifications in order to assess and create relevant trade scopes.
• Quantify and list associated tasks, preliminaries, labour and materials, and any additional expenses required for each project.
• Apply calculated rates to tender items across all trade packages and finalise project take-offs.
• Liaise with clients, consultants, subcontractors and senior management including attending site meetings, seeking clarification as necessary (RFIs), and managing tender addendums.
• Evaluate and compare quotes to determine the most cost-effective options whilst ensuring subcontractor relationships are maintained to the highest possible standard.
• Lead onsite meetings to familiarise yourself with the project, measure and document required spaces, liaise directly with the client and brief appropriate subcontractors of works required.
• Prepare quotations and tenders including creating detailed cost breakdowns and proposals for clients.
• Identify potential risks and opportunities for cost savings and manage tender processes post tender submission.
• Undertake post tender negotiations and review of tender process and performance.
• Update cost databases.

You are able to:

• Understand Engineering and Architectural drawings including specifications (technical and finishes).
• Economically price labour, materials, plant and equipment and fully comprehend the requested scope for tenders and projects.
• Effectively source supplier and subcontractor pricing for tender submissions.
• Maximise profit on turnover through the tender process whilst achieving an appropriate tender success rate.
• Develop and maintain strong external stakeholder relationships.
• Provide accurate cost advice to the project team.
• Understand applicable Codes of Practice and Australian Standards for project requirements during the tender phase and project duration.
• Stay updated with industry trends, pricing, and regulations related to construction and estimation.
• Understand and manage price risk, and make recommendations in regards to contract cost and profitability.
• Review and understand contract terms and conditions.

You will have:

• Trade/Tertiary qualifications in a relevant field AND/OR demonstrated experience in the construction industry (specifically commercial fitout experience).
• Proven three (3) or more years’ experience in estimating commercial projects ranging from $10k - $1m in scope.
• The ability to work within a small team and a thorough understanding of the key importance that relationships play in small business.
• The ability to leverage existing relationships into a stronger position based on honesty, trust and integrity within our team.
• A comprehensive knowledge and interpretation of building plans including proficiency in reading and interpreting blueprints, drawings, and technical specifications.
• A strong understanding of construction methods, materials, and processes.
• A demonstrated ability to work autonomously, problem solve and apply a pragmatic approach to complex issues.
• Literacy in Microsoft programs, general administrative skills and the ability to adapt to new technologies quickly.
• Excellent organisational, time management and communication skills with a strong attention to detail.
• The ability to meet short deadlines and strong communication skills (both written and verbal).
• Knowledge of local builders’ rates and accurate material costings.
• A demonstrated ability to be flexible and highly developed negotiation skills.

1. Construction Industry White Card.
2. Australian Driver’s License.
