About the Role:

AirKeeper is seeking an experienced Operations Managerto join our dynamic team in the short-term rental market. This critical role involves managing the quality control processes, ensuring optimal service delivery, and maintaining high standards across our portfolio. You will be responsible for managing relationships and negotiating with suppliers/contractors, pushing for quality from cleaning contractors, maintenance teams  and internal staff members ensuring compliance with all relevant laws and regulations.

Please note you will be required to drive around NSW, as we have properties in South Coast, Central Coast, Port Stephens, and other locations. You will also be required to meet with key partners in QLD and Victoria and ACT. 

Key Responsibilities:

  • Manage Supplier Relationships: Search for, negotiate with, onboard, and maintain supplier relationships.
  • Head of Quality Control: Oversee quality control processes for the business, ensuring high standards from cleaners and the property success team.
  • Monthly Reporting: Prepare monthly reports and provide feedback to cleaners and management on areas of concern in relation to quality 
  • Profit Margin Improvements: Ensure improvements in profit margins on cleaning, maintenance, supplies, and linen services.
  • Business Stocktake: Conduct overall business stocktakes with assistance from the property success team.
  • Compliance Management: Manage the compliance of contractors, ensuring adherence to all relevant laws and regulations.
  • Training and Development: Train and develop contractors and the property success team to maintain high standards.
  • Review Rating Improvement: Assist in increasing AirKeeper's review ratings by working closely with the Performance Manager.
  • Research and Onboard New Teams: Research, negotiate, and onboard new cleaning teams.
  • Day-to-Day Management: Manage the daily operations of the property success team.
  • Service Delivery Enhancement: Work closely with the Performance Manager to increase guest and owner satisfaction through improved service delivery.
  • Supplier Performance Monitoring: Monitor and report on supplier and contractor performance to ensure standards are met and company policies are adhered to.
  • Cost-Saving Initiatives: Implement cost-saving initiatives that improve operational efficiency without compromising service quality.
  • Contractor Integration: Oversee the integration of new contractors and suppliers into existing operations seamlessly.
  • Preferred Contractors Database: Establish a database of preferred contractors for each area.

Qualifications:

The ideal candidate will have a proven track record in facility management, maintenance, or a related field, demonstrating excellent communication and interpersonal skills. Strong organizational skills and attention to detail are essential, as well as the ability to manage multiple tasks and priorities effectively. Proficiency in using property management software and other relevant technology is required. We are looking for someone with a customer-focused mindset and a commitment to providing exceptional service.

  • Proven experience in facility management, maintenance, or a related field.
  • Excellent communication and interpersonal skills.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple tasks and priorities effectively.
  • Experience in managing cleaning contractors and property success teams.
  • A customer-focused mindset with a commitment to providing excellent service.
  • Experience in quality control and compliance management.
  • Strong background in managing stock, linen warehouses, and inventory.
  • Driver's license and reliable vehicle (petrol reimbursement provided).
  • Willing to travel nationally
