About Abacus
Abacus is a seeking an experienced Property Accountant to join our Property Finance team. You will work closely with Property Managers and the wider Finance team to deliver accurate reports across our commercial portfolio.
About the opportunity
Your role will be key in managing the primary reporting and analytical functions within the Property Finance team. This also includes co-ordinating the preparation of the monthly and quarterly reporting and supporting the annual budget process across the portfolio.
- Prepare monthly, quarterly and annual management reporting for a portfolio of properties.
- Review and analysis of monthly reports and provide variance commentary.
- Develop key financial reports for Abacus including cash flows, KPI’s, average lease expiry and vacancy information and sensitivities, update MRI budgets and forecasts as required.
- Provide detailed reporting including monthly UAR data, accruals, prepayments, leasing amortisation, Balance sheet rec and journal adjustments.
- Support the budget and business planning process including future year forecasts across the asset portfolio, liaising with Portfolio Managers and Analysts.
- Review and approve rent roll, ensure revenue has been recognised accurately by performing checks to latest Anaplan model and MRI lease abstracts.
- Review the six-monthly rental profile for reasonableness with the Property Manager and Portfolio Manager, by preparing variance analysis to prior profile.
- Co-ordinate the updating of quarterly forecast worksheets to derive the final expenses and revenue for the financial year.
- Identify process or system improvements by analysing and optimising existing practices to improve outputs.
- Provide support with special projects when requested including the support with external auditors if required.
- Annual outgoings reconciliation
About you
We’re looking for a self-starter who is highly organised and is able to work in a fast-paced environment. Ideally, you will have previous experience in a similar role, be able to manage multiple priorities, have exceptional communication and high attention to detail.
To be successful in this role, you must have:
- Tertiary qualifications in Finance, Commerce or related discipline
- CA/ CPA Qualified
- Previous experience in a similar role
- MRI experience preferred
