About the Role
As a key member of our team, you will:
• Manage day-to-day operations of the designated property portfolio, including coordinating maintenance and repairs;
• Engage with tenants, addressing leasing inquiries, application processes, rental arrears, and prompt resolution of all property-related issues;
• Support the Leasing Agent in processing new tenancies, ensuring compliance as per legislation;
• Collaborate with Inspection Officer to conduct routine property inspections, ensuring timely communication with property owners and tenants and completion of associated actions;
• Undertake tenancy vacates following applicable legislation;
• Conduct all Final Bond Inspections and oversee the settlement/release of each Bond following applicable legislation;
• Advertise available properties for rent, conduct viewings, process rental applications, and screen potential tenants;
• Lead engagement with property owners as it relates to property management services, including management of insurance claims;
• Oversee all property management services, inclusive of sub-contractors to properties;
• Maintain accurate and up-to-date records related to all activities and services in property management per legislation.
• Prepare lease agreements and ensure efficient processing of all tenancy-related documentation;
• Undertake regular rent reviews and engage in lease renewal negotiations, preparing relevant documentation and
• Prepare reports of property portfolios. Compiling statistics, paperwork, and other reporting aspects accurately to IRE standards.
About you
The successful candidate who will join our fast-paced team is someone ideally holding a current WA Property Management Registration with at least three years of experience as a residential Property Manager. Astute communication and negotiation skills, proficiency in Property Tree, Inspect RE, and Inspection Express (desirable). They will hold a C-class Driver's license and have proven experience in multi-faceted aspects of property management.
