Exciting opportunity for a Property Manager to gain experience with a respected institutional owner

Due to the existing Retail Property Manager going on maternity leave, an opportunity has presented itself for a Property Manager to join their team on a 12 month contract and work closely with a highly experienced Asset Manager on an A-grade asset in the CBD (based on-site).
Your new role
As the Retail Property Manager, you will be responsible for managing retail tenant relationships, leases, agreements and cleaning contract for the building. While working closely with the Asset Manager, your role will encompass the following responsibilities:
- Build and maintain positive working relationships with customers, intermediaries and the broader team.
- Resolve all customer queries or concerns both directly and by supporting the Property and the Building Manager.
- Ensure all leases and other documentation are fully executed.
- Issue correspondence to customers in line with lease requirements.
- Update and maintain the Insurance, Securities and Bank Guarantee registers and liaise with customers to fulfil any outstanding requirements.
- Provide recommendations and assist with the negotiations relating to rent reviews and lease renewals along with other tenant negotiations as required.
- During building construction, attend meetings with the delivery team and customer to get a sound understanding of how the building operates and to create a positive working relationship with the new customer and prepare Property Handover Checklists.
- Work with consultants including leasing agents, valuers and insurers.
- Prepare monthly reports, providing a summary of customers issues, financial data, variances to budget, arrears, vacant space, details of expenditure, details of defects within the building and remedial action being taken.
- Assist the Senior Asset Manager in preparing the detailed annual income and expenditure budgets along with reconciliation of outgoings in accordance with legislation and leases.
- Closely scrutinise all expenditure in line with budgets, and restrict unnecessary outflow of funds.

- Excellent time management skills with the ability to handle multiple tasks, re-prioritise accordingly and maintain a positive attitude.
- Excellent written and verbal communication, sound numeric and reporting skills.
- Working knowledge of computer software and/or other accounting related software and proficient with using current Microsoft Office Suites.
- Ability to follow instructions and complete tasks and objectives within specific time frames.
