Cromwell Property Group is seeking an enthusiastic Assistant Property Manager to support the Property Management team overseeing the QLD, VIC and SA commercial property portfolio.
You will have effective communication skills and work well both autonomously and collaborative. Your professional manner will be highly valued as will your interpersonal skills to successfully establish and maintain strong stakeholder relationships. You will be a dedicated and confident individual who enjoys solving issues. You will also have;
Real estate salesperson registration certificate or similar, or working towards completion (desirable);
At least 2 years' experience in the property industry;
Strong financial analysis experience on tenancy related information;
General knowledge of local Queensland office market; and
Knowledge of Yardi (desirable).
About the Role
The primary responsibility of the Assistant Property Manager is to assist with the day-to-day management of the QLD portfolio whilst also supporting the VIC/SA Property Management Team. Working closely with the Senior Property Manager, this role will complete all administrative tasks to support the Property team with their strategic goals.
You will also
Maintain orderly lease administration and financial management procedures;
Maintain and update tenancy schedules and ensure Tenant Insurances and Bank Guarantees are up to date;
Prepare monthly reports including financial analysis, diary report and client requests;
Monitor all expenses relative to lease, contractual and maintenance obligations and ensure procedures for authorising payments, debt control and reporting;
Monitor all income records to ensure invoices are sent out correctly and in a timely manner to tenants;
Follow up on arrear and escalate when appropriate;
Assist in instructions to prepare and finalise leases; and
Develop a detailed knowledge of all leases within the portfolio to ensure compliance of landlord and tenant.
