The opportunity presents for a Development Manager – Acquisitions to join our high performing Development Team to deliver residential apartment projects (primarily 8+ storeys) across South East Queensland. This role will support the Senior Development Manager and Projects Director with new business and acquisitions, affordable housing advocacy and contributes to ensuring that development projects are completed on time, on budget and to a high standard.

With a number of exciting acquisitions made over the last 12 months, BHC is well placed to deliver over 1800 units over the next 4 years. 

As part of a Development team of 13 including two other Development Managers, reporting to the Senior Development Manager the role offers the opportunity to be part of a highly regarded and outcomes focussed team within the broader organisation (headcount of 70+ Brisbane-based staff).

Our office is based in Brisbane CBD within easy walking distance from Central Station at BHC’s modern offices at 333 Ann Street. The Role 

  • Participate in BHC’s culture of cross-divisional collaboration.
  • Build strong relationships with internal and external stakeholders.
  • Assist the Senior Development Manager and Projects Director in growth and development activities including building future-focused pipeline of development projects to address the short- and long-term growth targets identified by the CEO and Board; effectively communicating and responding to a range of advocacy opportunities to advance the provision of social and affordable housing.
  • Prepare briefs, site assessments and financial feasibilities for consideration. Report on risks and opportunities.
  • Assist with the preparation of feasibility studies.
  • Collaborate with key internal stakeholders to negotiate with agents, landowners and partners regarding potential acquisition opportunities; identify and explore partnership opportunities with landowners and developers.
  • Manage due diligence and acquisition processes as required including financial analysis.
  • Prepare and manage agreements with consultants; coordinate consultants.
  • Prepare investment and due diligence reports for BHC’s Property Committee and Board.
  • Coordinate the preparation of legal documentation for acquisitions and partnerships. 
  • Attend meetings with external stakeholders including local council and community representatives. Reviewing development approval conditions and make recommendations and identify risks.  
  • Manage projects and consultants through early stages of design to lodgement of the Development Application, and application stage including coordination of information requests.

Your skills

We are seeking an experienced professional with the following skills – 

  • Ideally 5+ years’ experience in the real estate industry, with a preference for candidates with real estate acquisitions experience and / or a town planning background.
  • Ability to originate and quickly discern opportunities and financial viability.
  • Experience working within multi-disciplinary teams, with a highly collaborative mindset (essential) and adaptive style.
  • Highly effective interpersonal skills, including strong verbal and written communication skills.
  • High attention to detail, with the ability to multi-task across multiple projects and manage multiple stakeholders.
  • Project planning, cost control and risk management expertise.
  • Commercial acumen with skills in forecasting and financial management.
  • Self-motivated and results focussed, with the ability to achieve results through influencing and relationship skills.
  • Proficiency in Word, Excel, PowerPoint.
  • Degree qualified in a related discipline such as property economics, town planning or similar.
  • Strong personal resilience and a sense of humour.

Candidates with financial modelling skills including experience with Argus Estate Master DF (Development Feasibility) and/or DM (Development Management) will be considered favourably.
