SalaryWe are seeking an experienced Property Manager and caretaker duo to join our team in North Lakes Views in Mango Hill, Queensland.
This role offers diversity and challenge for self motivated individuals with attention to detail.
Remuneration: $85K-100k + bonus and onsite living accommodation (3 bedroom townhouse). Both positions are full-time, Monday to Saturday (half day) roles.
Caretaker Role:
You will be looking after the common areas for the whole complex (totally 200 properties). On a daily basis, duties can range from some basic cleaning duties, to building maintenance and garden care through to basic room repairs.
To excel in this role, you will have:
- Great attention to detail and finishing skills
- To be able to problem solve and identify long term solutions to maintenance issues
- To be experienced in basic maintenance and be able to complete these tasks to a high standard
- Had experience in lawn care and garden maintenance
- Had a positive can do attitude and willingness to take on any task
- Be organised and have a proactive approach to preventing maintenance issues
- Have intermediate understanding of contracts, costs and processes if any repairs require the hiring of external contractors
Previous experience in a similar role is required. Examples of regular duties under this role include:
- Cleaning of common areas, including ground, bins, access roads & paved areas, pool, apartment stairways etc.
- Regular maintenance of ground, lawns & gardens, pools, car parks & garbage disposal areas
- Compiling quotations into reports
- Enforce complex by-laws
- Be able to eloquently write up and summarize maintenance duties and needs.
Property Manager Role:
You will be managing a portfolio of 100 properties in a 200 property residential complex.
The Ideal Candidate:
- Minimum of 2 years of experience as Onsite Property Manager
- Great communication and customer service skills
- Ability to work without supervision with strong attention to detail
- Familiarity with the Rental Tenancies Act and relevant laws
- Property Management License is essential
- Experience with PropertyMe management software
Example of regular duties include:
- Liaising with tenants and landlords
- Undertaking administrative tasks as required
- Conducting condition reports for incoming, routine and outgoing inspections
- Respond to tenant maintenance requests, and liaising with landlords and contractors to resolve issues
