What this opportunity involves:

The main responsibility of the Finance Manager & Assistant Property Manager position is to direct and manage the delivery of management and financial reports to the property owners and JLL Head Office. This includes co-ordinating the preparation of the quarterly Asset Plan, month end reporting, annual budget and forecasts for both the property owner(s) and the business, JLL, delivery of financial support, developing effective accounting controls and procedures and the effective management of tax and audit compliance.

An overview of the role:

  • Act as the primary contact for interaction with all parties to keep documentation current and accurate.
  • Primarily responsible for the financial and management reporting of the properties on behalf of the owner(s).
  • Assist the General Manager with Pre-forecast meetings, Feasibility & Leasing Deal Analysis modelling.
  • Provide financial support to other members of the team, particularly Capital Expenditure
  • Review Account Coding, and Authorization of Accounts Payable Batches.
  • Educating and supporting team on financial issues including Accrual Accounting.
  • Ensure internal reports are updated weekly to assist team with managing their accounts. (e.g. expense tracker)
  • Process month end and deliver month end reports as required for each of the property owners.
  • Co-ordinate the Quarterly Asset Planning Process with the Management Team
  • Ensure Owner quarterly miscellaneous reports are completed accurately and within designated timeframes.
  • Prepare quarterly forecast for Co-owner (where applicable) with reference to the Lendlease quarterly forecast and complete the reconciliation between the two forecasts.
  • Preparation of the Property Budget, including organizing the team to deliver successful internal and owner budget review meetings (where the budget is thoroughly assessed for reasonableness).
  • Where applicable ensure Outgoings estimates are prepared and delivered to tenants in compliance with their leases and the Retail Shop Leases Act.
  • Accounts receivable and arrears management.
  • Lease administration duties include lease set up, tenancy schedule maintenance, audits and monthly rent roll.
  • Assisting with daily property inspections and closing out presentation items.

  • CPA/ACA or equivalent qualifications
  • Previous experience in the property industry will be beneficial
  • A high degree of independence is required on a day-to-day basis but will be responsible to the General Manager for operating within specific contractual boundaries.
  • An ability to communicate well with people at all levels and be part of an effective team.
  • A positive approach to meeting client's needs whilst managing tenant expectations.
  • A demonstrated ability to prioritise work.
  • Strong skills in Microsoft Office especially Excel.
  • An understanding of the MRI/Argus system will be beneficial.
