Our client is seeking a highly motivated and experienced Onsite Property Caretaker to support the body corporate in managing a 23-unit building in Broadbeach, QLD. This is your chance to step outside the traditional property management role and make a real difference in a close-knit community! About the role: In this unique role, you’ll be responsible for the day-to-day management and maintenance of the common areas for this 23-unit high-rise, boutique property. Our units are either owner-occupied or permanent tenants. There is no short-term accommodation in the building. As the Onsite Property Caretaker, you will ensure that grounds, gardens, common areas, pool area, recreational room, tennis courts, entry foyer, and other facilities are maintained to a high standard and are always well-presented. Lawn mowing and general maintenance are handled by an independent contractor. In this role, you will be required to work approximately 30 hours a week over 7 days, with an ideal roster being:Monday to Friday - 5 hours per daySaturday & Sunday - 2 hours per day The initial contract role is for 12 months and consideration by both parties will be given to extending the contract for a further period before the expiration of the initial 12-month contract.Onsite living accommodation in a 1-bedroom unit on the ground floor is provided with a secure car park. Utility expenses associated with the on-site accommodation are paid by the body corporate. The location of this boutique unit building is in a quieter area of Broadbeach close to the beach and public transport. Responsibilities:Oversee the overall upkeep and cleanliness of the common areas, ensuring that the building's facilities are maintained to a high standard.Be the point of contact for maintenance requests, responding promptly and liaising with the body corporate manager and contractors accordingly.Build positive relationships with residents and address their concerns promptly and professionally. Maintain body corporate onsite registers such as the register for contractors, security keys, and pets.Perform other duties as assigned by the Body Corporate. The Ideal Candidate:You will have a minimum of 2 years of experience as an Onsite Property manager. Good presentation and friendly personality.Someone happy to roll their sleeves up and assist with general handy work.Experience in a building or construction trade desirable.Good communication skills.Ability to work without supervision, taking initiative with a positive "can-do" attitude.No Qld Real Estate Certificate of Registration is required.RequirementsAble to live on site.Hold a current Driver’s License Hold unrestricted Australian working rights.As part of the recruitment process, you will be required to undergo a National Police Check, Working Rights Check, and Driver’s License confirmation.
