Operations Manager

As our Operations Manager, you will take responsibility for a portfolio of shopping centres based from Bracken Ridge.
This will be a highly attractive role for the successful candidate as you’ll be working with JLL and with one of the most reputable landlords in Australia.
What this job involves:
Proactively supervising the day-to-day events to ensure that the centres are operating to their optimum with respect to maintenance activities, capital works and security. The priority always should be the health and safety of all visitors and occupants, the presentation of the properties and the implementation of client strategies - all being performed with minimal disruption to the tenants.
A snapshot of the role:
Supervising the activities of engaged contractors to ensure a suitable environment for staff, visitors, tenants, and confirming all services operate safely and effectively
Being proactive in communicating with tenants formally and informally to gain insights, key drivers and responding to any relevant operational issues promptly
Working effectively in a team environment ensuring you maintain consistency and support to all members and our client as required
Confirming that the services engaged and purchased are within the budgeted costs
Undertaking regular inspections to proactively identify any change or new risk scenarios and ensure that the agreed risk management plan reflects the current state of the asset/s and is implemented in accordance with client instructions
WHS legislation. Making sure all operations and maintenance functions conform to the Building Code of Australia and other relevant statutory accountability
Ensure the implementation and completion of client sustainability requirements
Managing annual Opex budget and actively contributing to the business planning process for the property

Our chosen candidate will have a strong ability to communicate with people at all levels with a passion for providing superior service to the client. You’ll be able to empathise with tenant needs and prioritise to meet strict deadlines. You will be required to be on alert for any incident or equipment failure and take action to remedy these as soon as possible.
A clear and proven understanding of WH&S and risk management is a must have, along with related property, facilities management, or operations management experience in a retail related asset or retailer environment.
An understanding of basic technical aspects of property (air-conditioning, chiller system, fire, mechanical, electrical, BMS etc.) , with proven capacity to interpret contracts and manage operational budgets will also be required.
