Your New Role Looks Like This:
An opportunity for an Operations Manager has arisen within our Property business, working on the Healthcare Property Trust (HPT) as part of our Wealth & Capital Markets platform. The role will be part of the Project Co team, that oversee the Surgical Treatment and Rehabilitation Service (STARS) Public Hospital which is owned by HPT under a Public Private Partnership (PPP) arrangement. Australian Unity actively manages more than $4 billion in commercial property assets, including the listed Australian Unity Office Fund, unlisted funds in healthcare and commercial property as well as commercial and development debt funding.
The Operations Manager is a key role within the HPT Project Co Team. This role is primarily responsible for overseeing, auditing and driving the external Facilities Management (FM) services provider with respect to delivery of services such as their asset management and planned preventative maintenance, reactive maintenance, subcontractor management, helpdesk services and responses, ESG, minor works and modifications, annual works plan, O&M manuals, and other operating term documentation, contingency planning, utilities management, risk management and other operational tasks
The Operations Manager will also be responsible for coordinating the interface between the operating STARS Facility, the Herston Quarter public realm operator and future Herston Quarter development works.
Key Responsibilities Include:
- Be an effective member of the STARS Investment Management Team utilising all systems and processes to gain operational efficiencies.
- Develop a clear understanding of the contractual agreement(s) for STARS and ensure that our service delivery meets those requirements.
- Ensure the asset operates efficiently and effectively, maintaining the required level of tenant amenity.
- Work with the HPT Asset Management Team them to provide the best possible service to the Tenants
- Manage the day-to-day relationship with service providers, including performance reviews in conjunction with the external Facilities Manager
- Manage the day-to-day relationship with Tenants (from an operational perspective), including reviewing and approving and overseeing construction and operational readiness of tenant fit-outs (where applicable).
- Understanding of complex commercial agreements, including PPP Project Agreements/Deeds, Development Agreements, Design and Construction Contracts and Facilities Management Contracts.
- Establish, administer and review HPT service agreements with providers where applicable, and oversee the external FM services provider reviewable services. Provide strategic advice on all Facilities Management contracts and agreements as they relate to contractual requirements and operational matters
- Review expenses monthly and work with finance team to accurately complete accrual and forecasting process.
- Effectively manage contractors and maintain FM work order and compliance system
- Prepare and ensure commercial memorandums relating to facilities management expenses or agreements are undertaken in a timely and accurate matter.
About You:
- Ideally over 10 years' experience of facility management exposure with preference for large health / hospital facilities
- High level of technical expertise in contract, commercial, legal and financial frameworks
- Ability to review legal, commercial and financial documentation for accuracy and risk
- Excellent experience across stakeholder/contractor management, including negotiation and conflict resolution skills
- Experience in asset life cycle management
- Commercial and financial management experience in complex matters is highly desirable
- Demonstrated experience in facility and contract management
- Ability to pre-empt and manage associated risks
