Belle Property Newmarket is looking for a dynamic Property Management professional to join our office!
This is an exciting role, perfect for the individual who thrives on growing a rent role from the ground up! You will be responsible for all property management related tasks and managing current and new investments end to end. You will utilize our extensive property management resource library and will be provided with regular ongoing training and support.
Tasks/Responsibilities:
- New Business - Recognize and follow through on opportunities to bring new business into the office portfolio. Manage new managements end to end
- Routine Inspections - Conduct routine inspections as per the management authority and legislation requirements
- Entry Inspections - Conduct entry reports and all activities required legislatively with rigorous attention to detail
- Exit Inspections - Conduct vacate inspections as per legislative requirements ensuring the standard of the property is maintained
- Vacate - Manage vacating tenant process including feedback to the lessor, exiting tenant and finalisation of the bond
- Leasing - Book and conduct open homes and/or private viewings, as needed (including Saturdays). Manage prospective tenants and provide advice to the lessor based on market conditions and tenant feedback
- Applications - Process tenancy applications and present to the lessor, as required. Manage ingoing tenant process including bond lodgments and tenancy sign up
- Lease Renewals - Manage tenancy agreement renewals, including rent reviews, within legislated timelines
- Rental Arrears - Monitor and action rent arrears daily, including updating the lessor, issuing of any notices as per legislation and tribunal lodgment and attendance, as required
- Maintenance - Record and act on all maintenance and repairs in accordance with legislation, the management authority and lessor instruction
- Breach Notices - Issuing of any notices for breach of the tenancy agreement and any other notices, as required
- Insurance Claims - Manage insurance claims on behalf of the lessor, including lodgment with all necessary paperwork, follow through to completion providing regular updates to the lessor
- QCAT - Prepare, lodge and attend tribunal as a representative of the agency and the lessor as required
- Communication - Provide advice to the lessor on maintaining the quality of their investment property and recommendations to improve the ROI. Manage and negotiate tenant and/or lessor concerns/disputes with empathy and a view to finding a solution
- All other day to day activities of managing a portfolio
Essentials for the role:
- Previous successful Property Management experience
- Previous use in PropertyMe / Trust Accounting
- A "can-do" attitude
- The ability to create a positive and professional impression on clients
- An ability to work under limited supervision
- Current drivers’ license and reliable car
- Real estate license
- Ability to communicate at all levels
- Punctual and reliable
- Excellent verbal and written communication skills
This role is suited to a self-motivated and organised individual who will take ownership of the portfolio.
