JOB TITLE: Quantity Surveyor

Live Well Homes a reputed building construction company specialising in custom homes, townhouses, and house & land developments around South East suburbs of Melbourne, is looking for an experienced P Quantity surveyor to join a close-knit team.
This full-time role provides an opportunity to manage onsite activities and work on an array of projects. Applicants must have an eye for detail and strong communication and organisation skills.
MAIN DUTIES/RESPONSIBILITIES:
- Ensure to evaluate project plans and specifications and accurately determine trade and supplier requirements and quantities for each project.
- Work closely with architects, engineers, and other professionals in the preparation of bills of quantities.
- Accurate estimating with the BuildXact program of projects based on the price database.
- Prepare estimates for variations and warranty repairs.
- Ensure to place purchase orders for required materials and equipment with selected suppliers timely.
- Liaise with supervisors/project managers to monitor accurate delivery of supplies.
- Ensure to award contracts on trades timely at every stage, to complete the jobs within set timeframes.
- Ensure to accept the estimates in BuildXact system instantly upon signing of contracts.
- Continuously obtain and review competitive offers and quotes by trades and suppliers.
- Maintain a pricing database of trades and suppliers and update it with newly collected competitive prices.
- Evaluate offers of trades and suppliers to purchase site requirements cost effectively.
- Update BuildXact weekly during the project’s cycle to assess whether the project is within the budget, notify discrepancies to management.
- Liaise with director, office support staff and subcontractor to ensure the successful completion of the project.
- Ensuring all project tasks/works are managed within budget and on time.
- Reporting to the Manager and working closely with other Site Supervisors and Sub-contractors
- Managing Sub-contractors, trades and suppliers
- Ensuring clear and accurate communication between customers and sub-contractors
- Strong understanding of on-site OH&S requirements to provide a safe working environment.
- Managing the schedule and program to ensure all construction work is carried out on time and budget while achieving a high-quality finish.
- Ensuring all work is completed in accordance with project documentation, the award Codes of Australia, and other relevant standards.
- Organising the ordering and delivery schedules of all site resources and dealing with on-site variations to contract
- Ensure the site is clean and maintained as per local laws and Worksafe conditions and assist with site clean-up.
SKILLS & EXPERIENCE
Qualifications:
Bachelor in Quantity Surveyor
- Additional Qualifications in Building & Construction will be highly regarded
- White Card
- First aid certificate

- Recommendation of payment of invoices of trades and suppliers.
- Ensure to raise purchase orders for every purchase of the project.
- Conducting project costs from design sketches upon request.
