We are seeking a professional Manager (or couple/team) for the on-site management role at an iconic complex located in Broadbeach on the Gold Coast, Queensland.
This vibrant complex consists of 3 towers and is the home of 265 residential units and 10 retail lots, with approximately 110 units under management.
The successful applicant, couple, or team will be rewarded with an onsite unit with 3 bedrooms, 2 bathrooms, and a large courtyard. Inclusive of all utilities like electricity & water. You will also have a separate reception/office to run the business.
There is flexibility around the structure of the roles so long as the key aspects of running the resort are covered by the applicants. You will be supported by a keen and energetic team.
RoleThe Manager(s) will be required to work full-time and live on-site. The role is 'hands-on’, and the successful applicants will be responsible for all aspects of the complex management. The letting business comprises approximately 80 units in the holiday letting pool and 30 in the long-term letting pool and this is why an RLA license is a minimum requirement.
Maintaining and overseeing the buildings, grounds, and assets along with liaising with the 5 x Body Corporates will be a big part of the job.
The role includes the following:
- Property Letting
- Maintain trust accounting and daily trust receipting
- EOM reconciliation
- Daily/monthly bookkeeping using Xero
- Liaising with the Body(s) Corporate(s) - Must be strong in this field
- Maintenance and Operations of the complex
- Fault-finding
- Overseeing preventive maintenance
- Managing reactive maintenance
- Complying with OHS standards
- Customer/client interaction
- Living on-site
- Managing our trades partners (electricians, plumbers, gardeners, etc)
- Management reporting
- Managing staff
- Routine inspections
- Unit refurbishments
- Owner liaison
- Coaching and development of the team that supports you
- Previous on-site management experience
- RLA License (or higher)
- Highly energetic and able to be 'hands-on in this role
- Positive attitude and willingness to take on new challenges
- Good customer service, communication, and relationship-building skills
- Proactive attitude, use initiative and works to strict timeframes
- Ability to work in a team environment and/or without supervision
- Available to live on site
- Excellent written and verbal English skills
- RESLY and XERO experience will be highly regarded.
- Previous experience in Facilities Management and valid trade qualifications will be highly regarded.

The manager's unit consists of a separate entry, kitchen, laundry, open plan living area, powder room, 3 bedrooms, main bathroom, ensuite to main bedroom and a large courtyard. The manager’s unit has split system air conditioning, security screens, ceramic tiles to the kitchen, laundry and bathrooms with carpet to bedrooms and living area.
Complex facilities include onsite management, a heated swimming pool, oasis swimming pool and wading pool, sauna, heated spa, gymnasium, BBQ facilities, Café, meeting room, passenger lifts 2 (each tower) and secure parking.
The complex comprises 3 x towers ranging from 9 - 20 storeys having a total of 265 residential units and 10 retail lots with a total of 275 lots in the complex.
