The City of Marion is in Adelaide's south-western suburbs and is only about 10 kilometres from the Adelaide CBD.

As one of the largest councils in South Australia we employ approximately 400 employees in our City Services, City Development, and Corporate Services departments and provide a positive customer service experience to our well established residential and industrial areas.
Our City Development department includes a Property and Facilities team that is focussed on delivering value to our council and community by ensuring our many properties, facilities, and land across the entirety of our council are effectively and efficiently maintained. There are more than 100 properties and associated land that is capably managed through our team.
We are now looking to appoint a dedicated and passionate Property Officer that will be accountable for the efficient management of the City of Marion leased portfolio which is largely comprised of community groups along with some commercial leases.
This all-encompassing opportunity includes lease/license negotiations, documentation, lease compliance (including regular inspections, invoicing, and debt management), payment and on-charging of utilities and out-goings and the coordination of maintenance and minor works programmes for Council’s leased portfolio. The role will also include some transactional activities including acquisitions & disposals, road closures, the issue of permits and authorisations for the use of roads and community land, encroachments, and community land revocations and management.
In this position you will not only work closely with a wonderful community of lessees, but will work closely with a wide variety of our internal staff including City Activation, Open Space Planners, Civil Operations and Media and Communications Teams making it a particularly interesting space to be in.
In this varied position a day in life can include some of the following:
- Day-to day management of leases and licences including compliance with both Lease documentation and Council Policy; implementing rent reviews and the timely serving of Notices.
- Preparing ‘Expression of Interest’ documentation; assessing lease applications in line with Council’s policy and procedures; undertaking lease negotiations and the preparation and finalisation of lease documentation.
- Managing ‘Tenant improvement’ Landlord Approval requests including assessment of request; preparation of Council reports (where appropriate) and inspections of work.
- Undertaking property inspections to ensure compliance with lease terms and conditions.
- Maintaining the integrity of information on Council’s property management database and assisting in the preparation of property maintenance budgets and implementation of appropriate Council policies.
To be considered for this position in a great team environment applicants must have relevant property experience. Experience in the commercial property management and/or community and sporting club assets will be highly regarded as would a relevant post-secondary qualification in a relevant field. These could include a Certificate IV or a Certificate of Registration or Licensing Program in Property Services, or a Bachelor of Property & Real Estate.
Those applicants that possess knowledge of Council policies, procedures, objectives, and values may be favorably viewed, although this is not essential.
