However, our true value add for our clients is putting our customers first and creating places where people want to be.Reporting to our General Manager you will be based at an iconic A-Grade commercial building in the heart of the Melbourne CBD. This asset continues to set a high benchmark for office accommodation, and it is about to embark on a significant asset repositioning project as well as advancements being considered around electrification and smart building technologies.You will play a vital role in the oversight and co-ordination of a range of technical and services CAPEX projects with management required to administer projects from inception through to PC and commissioning stages.A snapshot of some of the daily responsibilities.Providing coaching, leadership, support and guidance to our Building Services Manager.Maintaining a strong focus on client, tenant and stakeholder engagement and continuous improvement.Managing the assets strategic capital improvement plans to enhance the performance, sustainability, and energy efficiency of the building in line with the approved budgets.Delivery of all Capital Works projects on program and budget.Preparing scopes, recommendations, budgets, and timelines, and manage the procurement process for all capital works projects on site.Ensuring that all procurement for site is done well before contract expiry, and all contracts are in place for services on site.Overseeing the Tenant Fit-out approval process in accordance with the Tenant Fit-out Guide, arranging for appropriate approvals, and ensure all fit-out documentation is provided and filed throughout the project.Conducting fitout reviews and issue conditions of consent to tenants for acceptance.Obtaining all pre-commencement contractor documentation such as Dilap surveys, Insurances, SWMS’s, permits, plans etc.Development of systems and processes to ensure good ongoing management of the asset is achieved.Before you apply it's also worth knowing what we are looking for.You have experience in commercial property operations, facilities and building services management and have delivered large capital projects in A-Grade commercial towers.Strong financial acumen is required with knowledge of local occupational health and safety requirements, critical facilities and vendor management for specialised services.Sound understanding of technical aspects of property (Central Plant systems, Fire Protection system, Mechanical systems, Electrical system, BMS systems, Lift Systems) etc. is required with the ability to deal with a variety of issues concurrently within tight operational deadlines.You can support the team effectively as and when needed and are a team player who loves to contribute to discussions and brainstorming sessions.Excellent communication, client service and presentation skills are essential.What you can expect from us.Great employee discounts off fitness & other renowned bandsActive Social ClubWell-being programPaid time off for volunteer workCareer Opportunities with Australia's #1 Commercial Real Estate firmPremium officesAs an organisation, we don’t just accept that we are a place of many different people, but we embrace it, we celebrate it, and we proactively support the needs that difference brings.
