About the Property Team
Queensland Rail's Commercial Property Group plays a vital role in securing and managing assets and land to support the functioning of rail services. The team is an agile, multidisciplinary group of professionals who are trusted and valued business partners throughout the organisation.
We have an exciting opportunity for a financial analysis whiz who can craft comprehensive financial models, assess risks and returns, and ensure our property portfolio is poised for financial success over the long-term.
About the role
The Senior Property Analyst (AS6) will play a crucial role in evaluating and identifying property investment opportunities, reviewing property valuations, and providing valuable insights to support Queensland Rail's property investment decisions. You will help gather the required information for asset and investment reports and be involved in presenting them to the key decision-makers including management teams, Project Control Groups, and other executive forums.
Responsibilities include:
- Manage and deliver comprehensive financial analyses to assess and report on property investment, development, and management opportunities
- Prepare and present complex financial analyses on Queensland Rail property and property-decisions to Executive Leadership Team, Line of Business and other key decision-makers and stakeholders.
- Create and produce accurate static and discounted cash flow models - considering inputs, outputs and cash flow hurdles with assistance from specialist consultants and internal subject matter experts as required.
- Provide high-level financial, tenancy & lease analysis on all facets of Queensland Rail property where tenants are in place or which Queensland Rail lease.
- Provide high-level analytical expertise and support to ensure stakeholder capability to confidently act on analytical and financial reporting outputs.
- Drive simplification, standardisation and automation of financial analytics and reporting.
- Management and coordination of high-level and extensive financial research at both asset and sector levels.

- Minimum 3-5 years of experience in property investment analysis or as a Property Analyst.
- Degree qualification in Economics, Property Economics, Commerce, Accounting (or similar).
- A proven track record of success in financial modelling (Excel), including the ability to build and modify bespoke, fit-for-purpose models, and interpret and amend existing modelling.
- Exceptional analytical and problem-solving skills with the ability to analyse potential acquisitions, disposals and leasing opportunities, and make recommendations.
- Commercial acumen and the ability to think strategically.
- Strong communication and presentation skills to effectively share your findings with diverse stakeholders.
