About the role:
The Team Leader, Assets is responsible for ensuring that all responsive, cyclical and vacant maintenance issues are completed in line with budget, procurement, safety, quality standards set by the business, time frames and other relevant legal and legislative standards. The role supports the Property Services Manager with tenant consultation, administration, document management, contractor performance and onsite validation of works, compliance and provides advice to the Customer Service and Housing Services Teams.
Duties:
- Assist to drive the company culture and performance through effective management and leadership practices that attracts and retains high quality staff, manages performance and develops employee capability and skills
- Action escalated responsive maintenance requests, identify systemic issues and undertake consultation and communication with tenants and the Property and Housing Services teams.
- Provide support to the Property Services Manager for the implementation of the cyclical program.
- Manage the vacant works program and minimise vacancy times.
- Administer contractor performance and compliance obligations and keep accurate and timely records on contractors in the relevant systems.
- Oversee the audit regime for responsive and cyclical programs to ensure that all works undertaken by the WHC and third party contractors meet the necessary building codes, standards and Work Health and Safety (WHS) requirements.
- Maintain strict adherence to WHS, the National Regulatory System and workplace policies and procedures.
To be successful in the role you must have:
- At least 3 years' experience in residential Property Maintenance or Facilities Management
- Previous Leadership experience in managing a small team
- Experience using property management systems, working with the schedule of rates and contractor management
- Knowledge of contractor compliance and other relevant codes and regulations related to the maintenance and delivery of responsive and cyclical maintenance in social housing or equivalent.
- Previous experience working with social and community housing tenants and other key stakeholders ie community housing providers, Land and Housing Corp.
- Advanced Microsoft Excel skills
- Strong customer service experience and stakeholder management
- Experience and ability to identify maintenance issues and triage.
- Experience and ability to understand maintenance and building contracts.
- Administratively disciplined.
- Drivers license
