Our client is seeking to engage a Property Manager on a Permanent, Full time basis.
PROPERTY MANAGEMENT:
The Property Manager will ensure the presentation, maintenance and compliance to relevant Australian Standards are applied to all assets within the Company and its entities, including but not limited to:
- Ensure and maintain very high standard of Property presentation at all times.
- Action, manage and investigate all corrective and preventative works to limit WH&S issues and minimise insurance claims.
- Review all compliance documentation relating to all aspects of Property Management including relevant registrations.
- Liaise with the Projects Team and manage tenant fit out process.
- Day to day management of all building and precinct maintenance contracts.
- Regular building and precinct Inspections including visiting Tenancies.
- The Property Manager will manage the day to day commercial and retail lease requirements for each tenant to ensure lease obligations are met including make good, lease start and lease end checklists.
- Ensure the Senior Property Manager is kept informed of all relevant information regarding tenants, buildings and precincts.
- Liaise and work closely with the Team Leaders to ensure all precinct requirements are aligned with the Company and its entities expectations and operational requirements; and
- Available at all times, this includes after hours, to respond to Property Management enquiries from tenants, contractors and colleagues.
- The Property Manager will have a thorough understanding of the contract service agreements with our contractors and manage them accordingly. This includes building solid relationships to ensure these contractors deliver on performance and high quality of service to our business needs.
- Collaborate and liaise with other members of the Property Management Team within the business to ensure the best outcome is achieved through costing, service and performance.
- In consultation with Senior Property Management preparation of all budgets relating to Precinct and Buildings.
- Monitor and code operating expenses including execution and ongoing facilitation of the building/precinct operations and capex budget.
- Ensure recovery invoicing is actioned in a timely manner so that monies can be billed as soon as practical.
- Ensure WH&S workplace hazards and incidents are appropriately risk managed to prevent workplace injuries to company staff and the general public.
- Confirm that all Contractors working in the company are inducted and hold the necessary licences and training to carry out the works that they are engaged to do.
- The Property Manager will be issued with a mobile device where they will from time to time, need to deal with property related issues after hours. Should the Property Manager be on leave or unavailable for a particular time, they will advise their Manager as soon as possible.
- Build and maintain a professional relationship with all tenants.
- Ensure all tenant requests are followed through and actioned in a timely manner, in line with our Customer Service ethos,
- The Property Manager should not only be across the tenants in their own Precinct but the business as a whole to ensure coverage when other Property Managers are absent.
