Full Time Building Manager
Salary $71,000 - $80,000 + SUPERANNUATION
GENERAL DUTIES
• be on-site as required in order to properly perform the duties and at other times as agreed by the NFM and the Owners Corporation.
• properly inspect the Common Property at least once each day Mondays to Fridays (excluding public holidays);
• provide assistance to Owners and Occupiers about using Common Property.
• provide access to contractors undertaking rectification of building defects or maintenance and monitor their performance.
• record, supervise and manage the use of common property lifts by contractors carrying out work in Lots including invoicing of fees where necessary.
• record and facilitate the moving in or out of Owners and / or Occupiers including invoicing of fees where necessary.
• record and facilitate the fitting-out of commercial units, including invoicing of fees where necessary.
• provide technical support and advice to the Owners Corporation on site management issues, including without limitation input in the preparation of budgets, long term maintenance plans, by-laws, policies and procedures.
• attend meetings (“Meetings of the Owners Corporation”).
• generally oversee the smooth running of the property by ensuring all rules, regulations and by-laws are followed by occupants, visitors and lot owners.
VECHICLES, MECHANICAL EQUIPMENT AND DELIVERIES
• ensure that all mechanical equipment and vehicles (if applicable) are maintained and kept in working order and that all rules and safety measures regarding mechanical equipment and vehicles (if applicable) are observed.
• subject to the rights granted to Lot Owners in accordance with the By Laws, monitor and report to the Owner's Corporation any misuse of the Common Property loading dock areas (if applicable).
REPORTS AND NOTIFICATIONS
• will provide the Owners Corporation with a written reports each month after the Commencement Date, about the state of the Common Property and any issues and recommendations concerning the management of the Building, including reporting on works in progress, drawing attention to such parts of the Common Property requiring repair, replacement or renewal or that are hazardous or dangerous (so far as can reasonably be ascertained by the Building Manager) and to include any complaint or suggestion relating to any part of the management of the Building
Security breaches and emergencies
• The Building Manager will assist the Senior Facilities Manager to provide prior to the AGM an annual building summary report to the strata committee.
SERVICES PROVIDERS
• The Building Manager will assist the Senior Facilities Manager to develop appropriate scopes of work and tender documents, specifications and contract documentation for Service Contracts which are acceptable to the Owners Corporation.
MAINTENANCE, PROPERTY AND MATERIALS, AND CERTIFICATION
• The Building Manager will ensure that the Common Property, all plant and equipment used in connection with the Common Property, and any other property of the Owners Corporation is maintained in good order and condition.
SECURITY KEYS
• The Building Manager will ensure that all Security Keys for the Common Property are kept secure at all times.
BY-LAWS
• notify the Owners Corporation of any lack of compliance with relevant laws for which it ought to be reasonably aware. This includes for example fire safety laws, workplace health and safety, health legislation and local authority by laws.
• assist in providing access to the Lots and Common Property for the Owners Corporation’s representative to carry out the Owners Corporation’s mandatory inspections of fire safety equipment.
REQUIRED SKILLS
Building & Facilities Management experience 2+ years
Qualification in relevant sector equivalent to Diploma or Bachelors
A genuine passion for Building & Facilities Management industry
In-depth technical knowledge
A strong customer service mind-set and the ability to easily build rapport with Residents and Strata Committees
Ability to read & interpret budget & financials
Comprehensive understanding of residential strata schemes and maintenance management
You understand compliance, WHS obligations relating to contractors, strata and residential buildings.
Be ambitious, a forward-thinker with a 'can do' attitude
A passion and interest in progressing your career in the Building & Facilities Management Industry
First class communication and top-notch relationship-building skills
Strong negotiation and conflict resolution skills
Immaculate personal presentation and a highly professional demeanour
Excellent communication skills
