Primary Responsibility:
Americold are excited to be recruiting an experienced Facilities Services Manager for our Hemmant Campus.
As Facilities Services Manager, you will be responsible for the maintenance, repair, and capital projects of Americold plant and equipment, infrastructure and engineering services. Ensure compliance with relevant operational standards, service delivery levels, safety practices and related statutory requirements to ensure warehouse production operations occur without disruption to critical plant and equipment.
What You'll Do:
- Compile detailed maintenance registers for the site/s from HS&E meeting minutes, identified hazards register, site HS&E audits and site audits.
- Prioritise the work in the maintenance register to ensure the timely completion of items against specific FM related KPI’s.
- Lead a team/s of in-house associates and contractors.
- To put in place and co-ordinate a preventative maintenance program in line with business rules.
- Maintain an up-to-date asset register for the total states network.
- Implement a standardised approach to contractor/contract management.
- Set and control all Facilities related budgets for Opex and 5-year Capex planning and track spend monthly.
- Co-ordinate with the Director, Facilities ANZ and site-based Operations managers daily / weekly / monthly workflows and reporting.
- Ensure the “Essential Services” and or “Building Warrants of fitness” inspections and compliance is maintained.
- Ensure that all controlled chambers zone temperatures are always monitored and within operating tolerance.
- Identify, obtain approval, and implement efficiencies where possible in relation to power usage across all areas of the sites.
- Ensure that all sites are always of an acceptable standard and 100% operational.
- Work with operations to identify opportunities to remove cost and risk to site personnel.
- Ensure compliance with the relevant regulatory health, safety and environmental requirements and the Australian health, safety and environment policy in the management of business and staff.
- Ensure compliance with the Americolds health, safety and environmental rules, regulations and procedures, and ensure all tasks are carried out in a safe manner with no adverse impacts on the environment.
- Maintain a high level of return-on-investment condition for all company owned sites and assets.
- Maintain up to date BCP, EMP from an FM perspective for all sites.
- Perform other tasks as requested or directed by the General Manager and Director, Facilities APAC.
What Experience and Education You Need :
- Proven experience in managing maintenance plans, maintenance teams, maintenance services & contractors.
- Sound understanding of safe working practices and their application in a maintenance service work environment.
- Analytical and problem-solving skills, the capacity to prioritise work and maintain attention to detail and meet deadlines.
- Excellent administration & time management skills using a CMMS system.
- Sound understanding of Australian Standards, Codes of Practice and legislation pertaining to property maintenance / facilities management industry, including essential safety measures.
- Ability to work as part of a multidisciplinary team.
- Strong customer relations experience. Knowledge of the Controlled Temperature Distribution and Storage operations (preferred)
- To be able to communicate with staff at all levels.
- Refrigeration/Electrical/Mechanical trade qualifications (as minimum or engineering degree).
- Experience at managing multiple sites from a facilities management perspective.
- Excellent communication and interpersonal skills with the ability to consult, problem solve and dispute resolution.
- Excellent management skills and possess the ability to coordinate multiple tasks in a deadline driven, fast paced environment.
- Strong ability to lead and manage others, strong motivator, and team player approach.
- Computer literacy and demonstrated competence in the use of a Computerised Maintenance Management Systems as well as current PC based software including Word, Excel and Outlook etc Knowledge of various types of equipment in maintenance trades.
What Could Set You Apart:
- Appropriate tertiary Engineering qualifications, or recognised industry accredited training, and/or industry trade qualifications and experience.
- Computer literacy and demonstrated competence in the use of a Computerised Maintenance Management Systems as well as current PC based software including Word, Excel and Outlook etc.
- At least five years related work experience at Facilities/Maintenance management level
- Mechanical/Electrical knowledge and aptitude required.
- Mathematical and documentation skills necessary.
- Lean Six Sigma certification (Desirable).
