About the role:
The National Property Manager is accountable for managing a National Property portfolio across both owned and leased assets.
This role is accountable for identifying, initiating and delivering enhancement of property portfolio performance and is accountable for the end-to-end lease management of the property footprint.
Ongoing full-time casual role with possible permanency.
Responsibilities include:
- Ensure effective management, oversight and operational controls are in place for all owned and leased properties, including the accuracy and an up-to-date tenancy schedule across the entire portfolio.
- Ensure all appropriate property maintenance and compliance regime is managed in partnership with business direction.
- Establish and maintain relationships with all external landlord and tenants by regularly meetings and liaison.
- Provide instructions, communications, and updates to all internal stakeholders on lease and property matters.
- Ongoing review and management of rentals and outgoings charges, including compliance with the Retail Leases Act and outgoings reconciliations.
- Ensure all financial obligations are met as a tenant (to external landlords) and as a landlord (tenants to meet their obligations) such as arrears, budgets and outgoings reconciliations.
- Conduct regular site inspections and condition inspections to ensure properties are maintained to the expectation of the business.
- Manage lease expectations and provide interpretations where disputes arise between related parties.
- Review and facilitate fitout drawings and signage requirements for tenants as per the business guidelines.
- Manage the authorisation, payment and recovery of property related outgoings
- Manage repair and maintenance of sites working with independent contractors
- Evaluate and engage third party providers/ sub-contractors when necessary and obtain necessary internal approvals as delegations allow.
- Provide monthly reports to Head of Property on issues within the portfolio such as financial risk, insurance risk, property risk and business risk.
- Experience in management of Commercial and Retail properties
- Competency across all accounting processes and procedures
- Strong attention to detail
- Ability to read and accurately interpret lease agreements
- Ability to source, read and accurately interpret all applicable Acts
- Ability to effectively negotiate
- Ability to problem solve and present solutions
