An exciting opportunity for an experienced Commercial Property Manager & BDM to join our team based at the Reliance Head Office in Point Cook.
We are open to considering part-time or full-time for the right candidate.
Managing a small portfolio of commercial properties whilst working with the sales team to focus on growing the rental portfolio. The ideal candidate will have experience as a Commercial Property Manager as well as knowledge on leasing new commercial properties.
Roles & Responsibilities include, but not limited to:
- Generate leads through effective prospecting & nurturing a database of potential investors
- Develop and implement Business Development strategies to attract and retain clients
- Meet goals and targets for Business Development to meet the growth plans for the department
- Follow up rental referrals and leads from the sales team
- End-to-end portfolio management of the commercial portfolio
- Liaise with lawyers to coordinate the completion of lease agreements
- Prepare in-goings and out-goings
- Manage rental properties by advertising and securing tenants, negotiating rent and rental terms, and enforcing leases
- Ensure the property financial objectives of landlords are being met by collecting rents and any other payments by the due dates and communicating with the landlords about their short and long-term goals for the property
- Prepare and attend VCAT and Magistrates hearings, as required
- Understand and comply with relevant legislation and compliance
- Be a team player and support the overall commercial team when needed

The successful candidate will have:
- Proven experience in Commercial Property management
- Proven experience and knowledge in Business Development and rent roll growth
- Minimum qualification of Agents Representative Certificate or Cert IV in Real Estate Practice
- Sound knowledge of the legislation and experience with VCAT and Magistrates Court is a bonus
- Ability to build and foster relationships
- Excellent communication and negotiation skills
- Proactive nature with the ability to prioritise
- High attention to detail
- Valid Victorian Drivers Licence with access to a reliable vehicle for work-related use
- Full Australian Working Rights
- Valid police check or willingness to obtain prior to commencement
