361 Degree Realestate has seen incredible business growth and demand so we are seeking a full-time Residential Property Manager to join our growing team!
About the role:
The role will entail, but is not limited to:
- End-to-end property management of a small, but growing portfolio
- Developing and maintaining strong relationships with clients
- Landlord and tenant communication
- Arrears management and follow up
- Managing repairs and maintenance
- Conducting rent reviews and lease renewals
- Complete Condition Reports, Routine Inspection Reports and Exit Reports
- Issue resolution and mediation of any disputes internally and also through VCAT and Consumer Affairs
- Leasing tasks including advertising properties for lease, processing and submitting tenancy applications to the landlord and open for inspections as required
- General administration duties including database entry and diary management
Essential position requirements:
- Hold a current Agents Representative Certificate or Licence
- Experience as a Property Manager (minimum 1 year)
- Hold a current full Drivers Licence and reliable car
Skills and experience:
- Knowledge and understanding of current Property Management legislation and procedures
- Knowledge and experience in file compliance and requirements
- Demonstrate excellent communication and interpersonal skills
- A very strong work ethic and positive attitude
- Have a high level of organisational skills and attention to detail
- Passionate and driven to succeed
- Ability to use PropertyMe, Inspection Express and Inspect Real Estate (IRE) is advantageous
- High-level computer literacy skills
