Position Summary
The Head of Property / Business Manager will be responsible for the overall business management, daily operations and performance of the property division. The role will report to the owners of the business and act as an advisor to the board. This position requires an individual with hands on experience, a robust background in property, including experience through their career that can demonstrate a solid understanding of managing portfolio of properties, a business and leading a team. Real life involvement and experience in acquisition, disposal and lease negotiation is a must, as well as a deep understanding of financial management and operations of a business. The ideal candidate must hold a strong ability to read, understand, and negotiate legal contracts, demonstrating an expert level of knowledge in property law, financial analysis, and market trends.
Key Responsibilities Include
- Manage, build and develop a strong property team to run the business.
- Develop and implement long term strategy for the business that articulates its purpose drivers, vision and objectives.
- Build and maintain strong relationships with owners, tenants, stakeholders, and industry professionals.
- Oversee the financial performance of the business, property portfolio, including budgeting, forecasting, and reporting.
- Lead the acquisition, management and disposal processes, including due diligence, financial analysis, and negotiation.
- Manage oversee, and where necessary, negotiate lease agreements across our diversified property portfolio to ensure maximum occupancy and revenue growth.
- Read, understand, and negotiate complex legal contracts, working closely with legal advisors to protect the company's interests.
- Develop and implement strategic plans for property portfolio growth and optimisation.
- Conduct market research and analysis to identify investment opportunities and trends.
- Assist in offering customers support in network expansion plans, development management of sites in retail, residential and industrial including finding the appropriate team to assist in development of tenants’ sites.
- Ensure compliance with all relevant laws, regulations, and industry standards.
- Preparedness to roll your sleeves up and get involved in problem solving and finding solutions.
Qualifications and Experience
- A minimum of 10 years of experience in property investment management, with a proven track record of successful acquisitions, disposals, and lease negotiations.
- Bachelor's degree in Property, Legal, Accounting, Commerce or a related field is preferred.
- Strong understanding of the franchised business model, property law, financial analysis, and market dynamics.
- Exceptional negotiation, communication, and interpersonal skills.
- Ability to read and interpret complex legal documents and contracts.
- Strategic thinker with excellent analytical and problem-solving skills.
- Proficiency in financial modelling and analysis tools.
- Strong leadership qualities and the ability to work effectively in a team environment.
